I had a problem with my garbage disposal and called numerous times to American Home Guardian. I explained the problem that it was backed up for a over two weeks now. I couldn't get the assistance I needed and the only response I got was that they would send out one of their technicians within a few hours. Finally the technician came out and just looked over my garbage disposal and told me that it wasn't going to be covered under my policy plan. I was also mislead to asking about the other warranty companies that I found out to be one in the same. This place is a rip off and find any loop holes to get out of coverage. I wouldn't recommend the warranty company to any of my friends. They truly don't have your best interest at heart in helping their customers. Also, their customer service keeps you on hold for such a long time that when they do get back to you they're rather condensending to their customers. Also, I refuse to give my credit card information over the phone.

Do not sign an warranty agreement with this company to service your home and appliances. I have been with this company for almost two years with two claims made. Both service calls were handled quickly and service was provided by very competent contractors and to satisfaction. The first contractor was authorized to do the work and was paid by Sensible but the second(an electrician who replaced a freezer fan motor) was not. After getting phone authorization for exact amount of reimbursement the contractor was satisfied and collected my service call fee.

Sensible has since failed to pay "their" contractor the $163.65 owed for the work done. Despite 4 months of both myself and the contractor contacting Sensible requesting payment, none has been made. Repeated phone calls and e-mails have resulted in being put on hold, told that the issue would be investigated and resolved, being asked to provide duplicate copies of invoices, and generally getting the run-around, payment has not been made.

I was fortunate to get in contact with the billing manager for Sensible, Tony Antonio, who assured me that the he was working on making payment to the contractor. Much to my surprise he stated that Sensible only allotted him $50,000 a month to pay out claims to their contractors and they were having trouble meeting their obligations. He even told me that he was trying to work out an agreement with the contractor to wire transfer half the amount of the 163.65 bill one month to be followed up by a second payment the following month. A $163.65 bill, payed in two installments? Needless to say this "agreement solution" was never made to the contractor in any case.

This contractor has been very understanding of the problems in receiving payment(it's not the first time Sensible has failed to pay his claim) and )but I am now in the situation of having to pay the bill out of my pocket. My warranty agreement is now useless as I also cannot request any work done knowing they may very well not pay the claim, leaving me with the bill.

Please, think seriously of not entering into a contract with this company. Bottom line is that they may fix your problem in a timely and efficient manner but if you end up with the responsibility of paying the entire claim, because they do not have enough money to pay their selected contractors, what is the point of having a home warranty? My only saving grace is that the bill is not for a major repair.

This company is beyond terrible. I switched from AHS and regret that decision. I filed a claim for a broken refrigerator. 8 days later a technician never showed, I called SHW over 40 times but only was able to speak to their "answering service" (a company who claims they have no authority over someone calling you back, they just pass messages). I called during their apparent "business hours" however Sensible Employees still did not answer the phone. I'd been hung up on 4 times while being "transferred", and no one called me back until I threatened to file a claim with the BBB. When they did call back I spoke to the "Customer Service Manager" named Simon who was beyond rude, condescending, and was not concerned what-so-ever that I had experienced such awful service. He yelled at me, and made very appalling statements like "you're not telling me what to do" when I asked for a refund of my policy. He spoke over me several times, not even allowing me to explain my frustrations. When I asked to speak to his supervisor, he told me that he reports to the CEO of the company and stated verbatim "He won’t speak to customers, he doesn’t have time for that". My issue was not resolved, and my fridge is still broken! Clearly this company is dysfunctional at best, or more likely an insurance scam. I would NOT recommend them and echo the complaints listed above as well.

Paid dearly for the warranty service and have had nothing but trouble. Just had the "customer service" agent Mary argue with me about their stated 24/7/365 policy clearly voiced by their on-hold system, and used as a sales pitch by their salesman. Who cares if they are there 24/7 if it takes a week to get a repairman to come and fix the problem?? I didn't buy a warranty so that I could chat with their service reps in the middle of the night when the A/C goes out and it is 90 degrees outside!

Unless you have appliances that you KNOW are going to fail - save the money! This company is not what it used to be. Will not renew. Never again.

Notice to all trades contractors, this company is running a scam on contractors they jump from contract to contractors for repairs. Not paying invoices, when you stop working for them they just look for another contractor and so on. Planning on retaining an attorney for a class action lawsuit please e mail me if you have open unpaid invoices from sensible home warranty.

When time comes for a major repair, this company has many tricks up its sleeves. Starting with - the item is not covered under the plan - overcharging for a covered items - the item needs to meet the city code, so we have to upgrade to city code and overcharge for unnecessary repairs and items - do several repairs & keep collecting money from a customer till AHS and the company who does repair get more than the market repair cost i.e you got screwed by paying for warranty + cost for the repair.

Can you say Crooks when you you sign with AHS?

HORRIBLE COMPANY, DO NOT USE THIS COMPANY. This is what I have received from them:

1. Not covering an item that is in the covered items unless I produce maintenance records for 3 years, this was not specifically stated in policy coverages. They hid it under legal ease, under "maintenance protocol". This is how it works: If you do not produce the maintenance records to show that you have had a company to come out and service the unit as per the recommendations of the manufacturer, they will not cover the item. That is how they get out of covering items. I wonder how many times a day do they have to explain that to people. Also, if you have mismatched HVAC units they do not cover it. They do not cover icemakers in the fridge, that is extra.

2. My elderly tenants waited 3 weeks for someone to fix the unit. Finally the technician who eventually came out stated that he knew that Sesnible Home Warranty would not cover the item (he spoke from experience) but he would give me a "Good Deal" when I figured this out. He was right, he knew that they would not cover the item.

3. I cancelled the policy within the 30 days that the policy took effect but they stated that it was over the 30 days because they counted the DAY I CALLED to put them in place. So, it COST me over $340.00 just to CANCEL the policies that I JUST put into place AS WELL AS the prorated charge for the month I had them in place..

4. So get this, they offered me $300 towards the repair if I kept two warranties in place that are really useless. I had to pay over $1200 to repair the items AND have to pay thier 25% penalty and prorated charge. ALSO, they actually have a "retention" dept that tries to manipulate people into keeping these worthless

warranty's.

THEY ARE HORRIBLE AND IN MY OPINION ARE PROFESSIONAL CON ARTISTS. The absolute worst experience I have ever had. I have had American Home Sheild home warranties for years on my several rental units and never had this kind of thing happen. They have unreal rhetoric in their policies that you will not understand until you need something fixed and then they will be happy to explain it to you which will translate into the fact that it will NOT BE COVERED. STAY AWAY FROM THIS COMPANY!!!

They do not handle anything in a timely manner, nor do they have there contaractors handle anything in a timely manner. It took so long for my furnace that I went out and got it myself, it was the end on Nevember and I live in MN. They were palying games and I reported them to the BBB. I will never use them again.

I used them for my personal home warranty for 5 years as well as put them into contracts for 30 or so buyer clients. In the early years, they were quite willing to grant coverage but each year since, the price went up (both annual fee as well as per call fee) and they denied coverage more and more often. I moved my personal warranty to another company this year and have not had any negative experiences yet. And saved a couple hundred dollars in the process.

They are crooks, stay away from them. My washer was broke 1.5 month ago, it hasn't been repaired yet. Numerous calls were made to the company, no single call back.
